From this aerial vantage point, the region's unique appeal becomes immediately apparent: a harmonious blend of natural grandeur and meticulously planned communities that speak to today's discerning buyers.

Allison Richards on the Allure of 30A

This is the opening scene of the latest Location Luxe episode, where host Julie Faupel ventures beyond the traditional confines of luxury real estate marketing to explore what makes 30A's market so compelling. The helicopter tour, dramatic in its scope, serves as more than spectacle—it's a visual metaphor for the elevated perspective required to truly understand this rarefied coastal enclave.

"The buyers we're seeing aren't just purchasing property, they're investing in a vision of how they want to live—whether that's a second home for multi-generational gathering or a legacy property that will appreciate over time."

White Sand Markets: Intelligence from the Shore

Leading this aerial exploration is Allison Richards, Principal of The Richards Group 30A | Compass and a distinguished REALM Member whose intimate knowledge of the region has positioned her as the go-to advisor for luxury buyers seeking their slice of the Emerald Coast. Through The Richards Group 30A, her boutique practice within Compass, Richards has built a reputation for understanding not just property values, but the intangible qualities that make 30A so coveted among affluent buyers. Her expertise extends far beyond typical market metrics; she understands the subtle dynamics that drive purchasing decisions in this lifestyle-focused market.

"The buyers we're seeing aren't just purchasing property," Richards explains during the filmed conversation. "They're investing in a vision of how they want to live—whether that's a second home for multi-generational gathering or a legacy property that will appreciate over time."

Her client base reflects the migration patterns reshaping luxury real estate across the South. Primary feeder markets including New York, Atlanta, Nashville, Dallas, Houston, and Chicago continue to fuel demand, with buyers drawn to 30A's unique combination of privacy, architectural sophistication, and long-term value proposition.

Waves of Wealth: Where Investment Meets Emerald Coast Living

What distinguishes Richards and The Richards Group 30A in this competitive landscape is her ability to translate lifestyle aspirations into sound investment strategy. Operating within the Compass ecosystem while maintaining the personalized approach of a boutique practice, Richards leverages both cutting-edge technology and old-fashioned relationship building. As a REALM® Global Member, she brings both hyperlocal expertise and global connectivity—a combination that proves invaluable when navigating the nuances of luxury real estate in emerging markets.

The 30A market requires this dual perspective. While the region's natural beauty provides the initial draw, successful transactions depend on understanding micro-market dynamics, architectural trends, and the evolving preferences of high-net-worth individuals seeking authenticity over ostentation.

Coastal Cinematography: Marketing Paradise Properties

The Location Luxe episode, produced in partnership with Sandow Studios, represents a new approach to luxury real estate marketing—one that prioritizes storytelling over specification sheets. By combining aerial cinematography with thoughtful market analysis, the production captures both the emotional appeal and investment rationale that drive 30A's continued growth.

This narrative approach reflects broader shifts in how luxury properties are marketed and sold. Today's affluent buyers seek experiences and stories, not merely square footage and amenities. They want to understand not just what they're purchasing, but why a particular location or property will enhance their lifestyle and portfolio.

Rising Tides Lift Luxury Beach Towns

The 30A phenomenon speaks to larger trends reshaping American luxury real estate. As remote work capabilities expand and lifestyle priorities shift, secondary markets with exceptional natural amenities and thoughtful development are commanding premium prices and sustained attention from sophisticated buyers.

Richards and The Richards Group 30A's success in this environment demonstrates the importance of local expertise in an increasingly global marketplace. Her ability to provide context—from zoning considerations to community dynamics—proves essential for buyers navigating their first purchase in the region. The combination of Compass's technological resources and Richards' intimate market knowledge creates a powerful advantage for clients seeking to understand both the immediate opportunity and long-term potential of 30A properties.
The helicopter tour that opens this Location Luxe episode serves as an apt metaphor for the elevated perspective required in today's luxury market. Success demands the ability to see both the forest and the trees, to understand how individual properties fit within broader market narratives and lifestyle trends.

As the rotors wind down and the aircraft settles back to earth, one thing becomes clear: 30A's appeal lies not in any single attribute, but in the seamless integration of natural beauty, thoughtful development, wellness and lifestyle affinities, and the kind of insider expertise that can transform a property search into a lifestyle investment.

Available to REALM Members as a premium member benefit, Location Luxe demonstrates how cinematic storytelling can illuminate market opportunities, offering viewers both aspiration and insight into one of America's most dynamic luxury coastal markets.

A New Chapter in Telluride: Luxury Mountain Living Reaches New Heights WITH FOUR SEASONS ARRIVAL

Even as it continues to rise as one of the most desirable mountain destinations in the world, Telluride still feels like a well-kept secret. The historic town is nestled in a box canyon surrounded by the famed soaring peaks of southwest Colorado. It is remote in the best ways, and the expansive grandeur of the landscape offers space for a slower cadence. In a world where life keeps getting faster, Telluride seems to help stretch time a bit.

Working in this premier luxury second home market, my clients come from all parts of the country. And, with each new ultra-high-net-worth client I meet, I hear the same refrain: life is busy. Everyone is searching for time – time to breathe, time to play, and especially time to enjoy the ones they love.

I am grateful for the life I have built here and for the ability to share this special place with others who appreciate all that our exclusive community has to offer. Telluride is a real town with heart and soul, filled with hard-working people who prioritize their quality of life.

Our luxury real estate market, like many prestigious vacation towns, absorbed an influx of affluent buyers hunting for refuge after 2020, spurred by the ability to work remotely along with historically low interest rates. Mountain luxury markets surged, plateaued, and are now trying to find their footing again.

Telluride's Luxury Market Evolution

Real estate brokers will tell you: real estate is local. Markets are not uniform across the board, and they can move in different directions over certain time periods. And, while many other resort towns are now just consolidating gains from the recent boom, Telluride is entering an unprecedented new chapter in luxury mountain living.

The upcoming Four Seasons Resort and Residences, slated to break ground this year, promises to be the most transformative development the town has seen since the construction of the Madeline Hotel over 15 years ago.

With almost three decades of luxury real estate experience in Telluride, I can clearly see that this is the start of a new chapter in our market. It is big news and is a catalyst that will move real estate prices in Telluride's already exclusive market.

FOUR SEASONS EFFECT ON TELLURIDE PROPERTY VALUES

Known for attracting a discerning clientele, the Four Seasons will bring a new level of service, exclusivity, and attention to detail. The Four Seasons' traveler and investor values privacy, tranquility, and authenticity—qualities Telluride has in abundance.

The Four Seasons' investment in Telluride is a signal – an important vote of confidence about our market prospects and future property appreciation.

Uncrowded Slopes: Telluride's Private Ski Experience

For many ski mountains, an unfortunate consequence of the mountain-town real estate boom, coupled with the widespread popularity of the Epic and Ikon passes, was a shift from a near-magical experience of skiing to one that feels more like a lesson in patience, stranded in long lift lines and dodging others on increasingly crowded slopes. This reality has sent some looking for a solution at private ski clubs around the Mountain West.

Luckily, Telluride is different. Telluride has no drive-up traffic. There's no sprawling suburban base, no highway funneling weekenders into town. It's not on the way to anywhere else, and that's what keeps it special. With limited residential development and a lift system designed for far more skiers than it currently serves, Telluride feels like a private ski area. We charge down the slopes and ski right up to the lifts; a wait of more than five minutes will elicit grumbles from locals.

We're on the cusp of a new level of luxury mountain experience in Telluride, and it's exciting to welcome those who will appreciate all that we value in Telluride – blue skies, crisp and clean mountain air, bright stars in the night sky, and dramatic mountain vistas that inspire us and remind us of our place in the world and what really matters.

In Telluride, you'll feel the change. Discover what luxury mountain living is like when you give yourself permission to slow down.

The Power of Place with Ryan Frederick https://www.realm-global.com/the-power-of-place-with-ryan-frederick/ Fri, 02 Aug 2024 03:51:38 +0000 https://www.realm-global.com/?p=7726 We welcomed Ryan Frederick, author of Right Place, Right Time, to a membership call earlier this year. Frederick, an expert on longevity, has immersed himself in researching this exact topic.

The influence a sense of place has on one's life.

Where people choose to live is rarely ever a shotgun decision and Frederick would argue, where you live matters enormously.

Timing isn't something, it's everything

At this moment of your life, are you in the right place at the right time?

"We're in the midst of the opportunity of a lifetime."

At the intersection of increasing longevity and wellbeing is one's place. Frederick makes a strong statement to kick-off his time with us — but, what, exactly is this opportunity of a lifetime? People today are expected to live significantly longer lives, with many projections suggesting that half of the children born in developed countries will live to 100 years or more. Let that land for a moment. In an era where people are living longer than ever before, the concept of place has taken on a new level of importance, especially in the second half of one's life.

We have the opportunity to quite literally live longer. However, a longer lifespan does not guarantee a greater wealthspan or healthspan, both important components of longevity.

"Healthy longevity is earned."

This is where the concept of "healthy longevity" comes into play. According to Frederick, healthy longevity is earned through our lifestyle choices and the environments we choose to call home. This idea challenges us to think beyond just our immediate surroundings and consider the broader community and environmental factors that influence our health. Our decisions account for 90% of our longevity; meaning that the DNA that you have is outweighed by the decisions you make in your day-to-day life. Hopefully, this statistic offers you confirmation of the agency that you have to live a long and well life.

Finding a sense of place is key to healthy longevity. Increasingly important, as modern living has quite frankly become busier, and a confluence of factors, including social media, are creating shifts in our social lives. In a world so connected, we come face to face with statistics showing the loneliest generation. Frederick equates chronic loneliness to smoking a pack of cigarettes a day, having serious repercussions on one's health.

Where you decide to live will nudge you in the direction of healthy longevity… or the opposite is true. As Frederick puts it, "to live longer, change your environment."

A myriad of elements beyond the four walls of a home create a place. Beyond the physical dwelling is the block you live on, the neighborhood you live in, the county and state lines of your residence, all the way to the country you're in have an influence on your experience of a place.

Frederick touched on the concept of "place planning," a proactive approach to selecting living environments that support long-term health and happiness. He argued that as people go through different life stages—from college to retirement—their needs and preferences change.

Both people and places change.

What sits close to Bridget's heart is being competitive against herself, delivering what she's promised to clients, and at the same time sharing her playbooks so she can see colleagues win. The competition is with yourself and the collaboration happens with everyone else.

When it comes to Bridget's playbook on assets for her business, video is an integral part of her marketing strategy. Collaborating with a team based out of Miami, Bridget and her Marketing Director, Bella, deep dive into the product Bridget's selling and prepare to produce content between 30 seconds and 22 minutes long to find success and reach across channels like Instagram and YouTube.

The power of video is when someone sees your content and sees you on video, they get to know you and they build trust and credibility with you.

In addition to competing with herself to scale her business, Bridget loves to work with Austin businesses, collaborating with seaplanes and jet boats to showcase other local entrepreneurs.

On a closing note, Bridget never leaves a story dead. At this time last year, Bridget was at 5,000 followers and today she's growing at 16k. It's not just about selling a home, it's about selling Austin, and Bridget will do whatever it takes.

Timing isn't something, it's everything.

At this moment of your life, are you in the right place at the right time?
